  1. Recorded county deeds (free), anyone who paid cash in the last 24 months. County recorder websites list the grantee, sale price, and financing type. Filter to deals without mortgages attached.
  2. Quit claim and bargain-and-sale filings, indicates investor-to-investor trades. These buyers are actively doing deals right now.
  3. LLC ownership and dissolution filings, cross-reference grantee LLCs with Secretary of State filings. You get the human behind the LLC.
  4. Auction.com and Hubzu completed sales, public, downloadable, sortable by cash vs. financed.
  5. Local MLS sold-to-investor searches, pull from your agent friend. Sold price vs list ratio filters out primary homebuyers.
  6. BiggerPockets and REIA group rosters, low-hanging fruit, but skip anyone "learning." Go for people posting deals they already did.
  7. Local wholesaling Discord and Facebook groups, not to post your deals. To watch who keeps saying "we closed X this month." Those are the buyers.

Ignore anyone selling you "nationwide hedge fund lists." Hedge funds don't close with unknown wholesalers. Your assignment fees come from local-to-regional cash buyers.

Days 1 to 3: County deeds
